Subsidence repair without planning control

No party‑wall declaration. No building‑control sign‑off.

Because resin injection is a non‑intrusive engineering treatment — there's no excavation, no foundation alteration, no change to the footprint — it does not require Party Wall consent, planning permission or Building Control sign‑off in domestic settings.

For most homeowners this means the works happen quietly, without a paper trail through the local authority, and without any obligation to declare subsidence to a future buyer beyond your own discretion.

Our process

Seven calm steps, from survey to silence.

Every project follows the same methodical pattern. Most of the work happens before we drill a single hole — the survey, the soil assessment, the laser baselines. Once we're on site, the actual injection takes hours, not weeks.

  1. STEP 01

    Laser‑level survey

Establish a baseline across every external wall and identify movement vectors.

  2. STEP 02

    Drain & service trace

Trace drains and underground services so injection is targeted and safe.

  3. STEP 03

    Soil assessment

Probe the soil column to map weak zones beneath the affected footings.

  4. STEP 04

    Enabling works

Lift flags, fold back landscaping — leaving the property externally untouched.

  5. STEP 05

    Inject ports drilled

A series of 16mm holes — about the size of a 5p piece — follow a calculated pattern around the perimeter.

  6. STEP 06

    Resin injection

Two‑part structural resin is injected, expanding and curing in minutes.

  7. STEP 07

    Reinstate site

We restore flags, finishes and landscaping. No one would know we were here.

  8. 08 · YOU

    Sleep through it all.

    That's the whole idea.

We recently used Subsidence Ltd and were extremely impressed with the service from start to finish. Communication was excellent throughout the process — clear, timely, and informative. The team of five who carried out the work were efficient, professional, and a pleasure to deal with. Everything was done to a high standard, and it was clear they took pride in their work.

Frequently asked

Five things every homeowner asks first.

Still wondering about something specific? Give us a call — there's no obligation, and the survey is free.

Is resin injection a permanent fix?

Yes. Once cured, the expanded resin re‑bears the soil column beneath the footing and remains load‑bearing for the life of the structure. Resin injection was first introduced in the UK in the late 1980s and treatments installed since then are still performing. We back every new project with a 10‑year written warranty.

Do you need to declare the works to my insurer?

Subsidence remediation by resin injection is a non‑intrusive engineering treatment. Many homeowners choose to instruct us privately — no declaration of subsidence is required and we never communicate with your insurer unless you ask us to.

How long does a typical job take?

Most domestic properties are completed in a single day on site, with monitoring and survey work taking place in the preceding 1–2 weeks. The resin itself reaches load‑bearing strength in around fifteen minutes — far quicker than the 21–28 days that traditional concrete underpinning needs to cure.

Will my garden be torn up?

No. Drilling is through 16mm ports — about the size of a 5p piece — and any flags are lifted by hand and replaced afterwards. Landscaping is fully reinstated at the end of works.

How much does it cost?

Domestic projects typically range from £3,500 to £18,000 depending on the area to be stabilised. Our cost calculator will give you an indicative range in under a minute, and a free site survey turns that into a fixed written quote.
